2017 Greater Cincinnati Residential Real Estate Market Update             (per MLS statistics for Hamilton, Butler, Warren & Clermont Counties)

Remembering back just five years ago, for the year 2011, the four-county Greater Cincinnati area had the fewest residential home sales in 20 years.  Since 2011, each successive year home sales have increased over the previous year.

For the year 2016, closed homes sales (condo + single family) were up 7% over 2015 and within 3% of the 2005 Greater Cincinnati record high.  2016, did break a record for average sale price of single family homes in the 4-county Cincinnati area topping $204,000.... exceeding $200,000 for the first time.   The average 2016 sale price for condominium sales ($152,341) was slightly below the 2006 high of $156,289.  

The first quarter of 2017, closed home sales are up 3.4% over the first quarter of 2016; and, the average sale price for first quarter 2017 increased 7.9% over the same period in 2016. We continue to see exceptionally low inventory of homes for sale.  This continues to put upward pressure on home sale prices.  The supply of homes available compared to prior years is shown in the chart below:
